Just Sold in Nederland 🎉
I represented the Seller on this mountain home set on a few acres just outside Nederland and super close to Eldora Mtn Resort.
I’ve said it before and I’ll repeat it again: mountain real estate hits differently than properties in the city or the suburbs. This particular home had a well, septic tank, propane, and acreage. All require knowledge and experience to navigate the permits/inspections/surveys successfully.

At my age (early 50’s now) I just don’t get to work with many first time homebuyers anymore (although the average age for first time homebuyers is going up…now about 40 yrs old per National Association of Realtors).
I enjoy helping first time homebuyers because I strongly feel real estate is a great way to set yourself up later in life!
These clients started their search looking at townhomes, but after breaking down the math with increased HOA/Insurance costs they pivoted to try and make a single family work (also better chance of appreciation vs the townhome product).
They ended up getting a good deal and some inspection items addressed prior to closing on this SW Denver mid century ranch with 3b/2b spread out over the main floor and basement.
With some capital improvements the clients plan to do they should be able to look at a refinance in the near future to get rid of mortgage insurance from their monthly payment.
Rates have been fluctuating but savvy Buyers are getting some good buys and able to get inspection items addressed in this market. Remember 2022: bidding wars offering up your first born and buying ‘as-is’? Those days are long gone, but inevitably we’ll be getting back to that at some point in the future, so might as well start now.
