Let me tell you why I always require Renter’s Insurance and why you will too!
I’d wager to say, everyone’s biggest fear when it comes to renting a home is that they’re gonna burn down the unit.
This resident had literally just picked up the keys from our office that morning and during their move-in they placed a number of boxes in the kitchen and on the stove. Without realizing a box pushed in the stove top dial, which began to heat up the coil. Residents went to go pick up another load of boxes and upon returning, found this!
This was a ground level apartment in a 4 unit building with neighbors all around. Neighbors immediately contacted the local fire department which responded in time to contain the fire just to the unit. In five minutes all of these damages were created, the residents belongings were destroyed, and they were now without a residence.
These owners did not require renter’s insurance at their buildings, so once the insurance claim was ready to issue payment, the owners were left to pay the deductible ($10k+). If they had taken our advice, the renters insurance would have paid the deductible.
The resident, unfortunately did not have renters insurance, so they were unable to make any claim to get their possessions replaced.
Over the last 8 years I’ve worked with a number of units that had fires or neighboring units set on fire creating damages to ours. But this one was our most extensive. Since this fire, we do not accept or work with clients who will not require renters insurance for their property. Waiving something so cost effective, just costs too much when an issue arises.
