This article by Paul Sian, Realtor - United Real Estate Home Connections breaks down the core moves every buyer should focus on: starting early, lowering debt and utilization, avoiding late payments, limiting new credit inquiries, and double‑checking your credit report for errors. It also highlights when credit counseling can help and why timing matters before applying for a mortgage.

How Much House Can I Afford?
Most first-time buyers start with a dream home and work backward.
That's the wrong order, and it's why so many end up house-poor.
The smarter move? Start with your income and debts, build your budget from the ground up, and then find the home that fits it.
Here's what that actually looks like:
→ The 28/36 rule determines how much mortgage you can carry
→ Closing costs (3–5% of the purchase price) catch most buyers off guard
→ Your credit score can cost or save you $30,000+ over the life of a loan
→ The true monthly cost of homeownership is never just the mortgage payment
We broke all of it down in our first-time buyer affordability guide, including a calculator that runs the math for your specific income, debts, and down payment.
If you're thinking about buying in the next 6–12 months, this is worth a read before you start scheduling showings.

Big news for VA new construction: The VA builder ID requirement is gone.
As of March 31, 2025, VA Circular 26-25-1 eliminated one of the biggest bottlenecks in VA new construction lending. Builders no longer need to jump through federal hoops to process VA-guaranteed loans on new builds; state licensing is now the baseline.
But here's what matters if you're buying new construction or working with VA buyers: the burden of vetting builders just shifted. VA compliance inspections ended in 2006. VA complaint intercession ended this month. A private home inspection and a builder check are now non-negotiable.
We broke down what actually changed, what stayed the same, and what veterans should verify before signing a contract. If you're advising buyers or builders, this one's a must-read.

VA Loan Second-Tier Entitlement: A Complete Guide for 2026
Most veterans don't know this:
You can have two VA loans at the same time.
Got PCS orders? Went through a foreclosure? Need a new primary residence but still carrying your first VA loan?
VA second-tier entitlement may let you buy again, with little or no money down, without waiting for the first loan to be paid off.
Here's what most articles skip:
📌 The rules changed in 2020 (and the old $127,600 figure you'll see everywhere is no longer how it works)
📌 Your county's 2026 conforming limit directly affects how much you have available
📌 A foreclosure doesn't permanently eliminate your benefit; it just changes the math
We built a free second-tier entitlement calculator so you can run your own numbers in seconds, no guesswork, no calls required. Enter your county limit, your charged entitlement, and a target purchase price to see exactly what you have left and whether a down payment applies.
Full breakdown + calculator in the article. 👇
