The zoning case along the creek near Hampton and Plymouth is not just about a few individual lots or 3.5 acres.

The developer already owns 7 acres and has offers to buy 1.6 acres more, for a total of 8.6 acres. This is an effort to convert a an established single-family neighborhood into a new multifamily district of apartments.

A zoning case (Z-25-000069) right next to the creek could threaten this greenbelt.
According to section 6.1.5. Of the Coombs Creek Flood Management Study: Civic Government can and should
exercise its zoning and planning authority in a manner that is consistent with flood plain
management. In some situations the restriction or prohibition of certain land uses may be required.
