Hey yall!! Over the years, several of you have asked me about OWNER FINANCE. Typically, I'd steer you away from going that route because they ask for a crazy high (15-20%) down payment and charge an arm and leg for interest. Well, yesterday I met with someone who has actually changed my opinion. He offers mortgages to those of you who can't show the standard proof of income (in the service industry for example) but have money in the bank; those who have poor credit, or those with gaps in employment. And the best part is, instead of making you choose from a few properties he already owns, we get to go out, look at everything on the market that meets YOUR criteria, tell him which one you want and he buys it! Pretty awesome, right? Clearly there's a little more to it then that, but you get the gist. I'm so glad to be able to offer this option to all of you. And right in time for tax season!
