We’re not being cold this winter 👋

I have non-negotiatables when it comes to my job and giving people the cold shoulder is not one of them

This winter my non-negotiatables include

🤝Creating warm touches at listings

Setting the perfect temperature for showings, never letting clients wait outside in the cold, staging for warmth

🤝Prepping buyers for Q1

To any clients I have this month, we’re going deep into prep so we can be ready for the Q1 market

🤝Sharing local events (it’s the holidays- there’s so many!)

🤝Keeping sellers updated this month

I’m never too busy with my own holiday season to not update my sellers

🤝Seeing homes during daylight

If we have an evening showing, I try hard to get clients in during the day because you’ll see so much more (both good and bad!)

🤝Being honest about holiday delays

Being honest over beating around the bush always

Buying isn’t cheap- but that’s not what I mean here 👇

Buyers today have more leverage than sellers

They have more options now and in the new year- they’ll have even more inventory

This comes with more negotiaiton power

But sellers?

Strategy really matters now

Buyers today are picky, they’re patient, and willing to wait for a home that feels worth it to them

I see it all the time: homes with great bones sitting longer than expected simply because they weren’t positioned correctly from the start

Selling today is about understanding buyer psychology, knowing your competition, and pricing it right from day 1

Stop looking at the granite countertops. Start looking at the "Permanent Problems." 🛑🏠

Coming from someone who doesn’t have "New Home Buyer Goggles" on, I look at homes differently. You can change a rug, but you can’t change a train track.

If you want a Solid Investment over a Pretty Mistake, look for these 5 non-negotiables:

📍 The "Micro-Location": It’s not just the zip code. Is it a cut-through road for morning traffic? Is there a stoplight that backs up to your driveway? Is the backyard a flood zone?

👁️ The Privacy Factor: Walk the exterior. Can your neighbor see into your shower? Is there a "busy road" hum you’ll hear at 2 AM?

📐 The Flow Theory: You can’t fix a "choppy" layout without a six-figure sledgehammer. If the layout feels forced, the resale value will be too.

☀️ The Directional Light: You can paint a wall, but you can’t move the sun. A dark house in the summer is a depressing house in the winter.

🛠️ The "Budget Reno" Trap: If the flip looks cheap, the electrical and plumbing behind the walls are probably worse. Don't pay a premium for someone else's "DIY" disaster.

The Golden Rule: Invest in the bones. Date the paint, but marry the location.
