📋 8–21 days: Normal range in most markets. Showings happening, still competitive.

🔍 22–45 days: Worth asking why. Price, condition, or marketing may be off.

⚠️ 45+ days: Meaningful negotiating leverage. Sellers tend to be more flexible.

But here's what most buyers miss — always check if a listing was taken off and relisted. That resets the DOM counter and can hide how long a home has truly been sitting.
