HCU renovating former senior living facility to dorms

HOUSTON – Houston Christian University is converting a 200,000-sf, five-story former senior-living facility into student housing.

The project will add 300 to 350 beds, increasing on-campus housing capacity by 33 percent.

Renovations are estimated at $7 million to $10 million, with Brailsford & Dunlavey and LAS Architects involved.

The facility will close in June as renovations begin, with the first 150 students expected to occupy floors three, four, and five this fall.

177-unit hotel-condo concept opens in Austin

AUSTIN – Pearlstone Partners has completed The Code, a five-story hotel-condo project at 2323 S. Lamar Blvd.

The development includes 177 units with studio and one- and two-bedroom floor plans.

Amenities include a pool with tanning ledge, outdoor kitchen, rooftop terrace, 24-hour concierge, and secure parking, along with a lobby lounge by Cuvée Coffee.

328-acre home district breaks ground in New Caney

NEW CANEY – The Signorelli Co. has broken ground on the 328-acre Azalea District at Valley Ranch.

Phase one includes 156 homesites, with initial home deliveries expected in late summer 2026.

The full district will include 359 single-family homes, retail, and medical office space across 203 acres.

Homes will start in the $300,000s on 50- and 60-foot lots.

Retail and medical construction is expected to begin in two to three years.
