(A) - A house may be overpriced when nearby comparable sales do not support the asking price after adjusting for the details that actually drive value — square footage, lot size, updates, bathroom count, garage space, pool, school zone, condition, and location factors like busy streets or nearby utility lines.
Price per square foot alone can be misleading. Two homes in the same neighborhood can have very different values depending on renovation quality, layout, lot position, and buyer demand.
Before making an offer, I believe buyers should look beyond the list price and ask:
What does the data support, and what would this home likely appraise and resell for later?
