If you’re thinking about buying your first home, but don’t know where to start or who to trust, call me!

There are many intimidating words such as “pre-approval” or “due diligence” and “earnest money.” It’s okay that you may not know what all of those mean, that’s why you use your trusted Realtor to help you learn and understand throughout the process.

Let’s start with “due diligence”

This is a period in time where you have already made an offer on a home you would like to buy. Once the sellers of that home have accepted your offer, you are in the “due diligence” period which normally lasts anywhere from 7 to 14 days. During this time an inspection (thorough walk through by a licensed professional to find any defects) on the home is done, as well as an appraisal (a licensed professional calculating what the home is actually worth). If anything on the inspection comes back as concerning to you, we will have negotiating power to either request that it’s fixed, ask for funding to do the repairs yourself, or simply back out of the deal without consequences. All that is possible in due diligence. Once due diligence ends, you are in a binding contract and more than likely won’t be able to back out without consequences.
