Every buyer has one. That one thing that can't be compromised โ no matter how good everything else looks.
For some people it's the school district.
For others it's a home office that actually functions.
Or a backyard big enough for the dog.
Or a garage that fits two cars without a shoehorn.
And then there's the thing you thought was your non-negotiableโฆ until you walked into a house that had everything else and somehow didn't miss it.

The call I got last week said it better than I ever could.
A past client reached out โ not to buy or sell, just to tell me that her sister was starting her home search and she wanted her to work with me specifically.

That's the standard I hold every single time.
Real estate is the biggest financial decision most people make. The least you deserve is an agent who treats it that way โ who explains every step, answers every question without making you feel silly for asking, and fights for your best outcome even when it's uncomfortable.

Most buyers budget carefully for their down payment โ then get surprised at the closing table.
Closing costs typically run 2โ5% of the purchase price. On a $400,000 home, that's $8,000โ$20,000 due at closing, on top of your down payment.
Here's what's usually included:
๐ฐ Lender origination fees
๐ฐ Title insurance and settlement fees
๐ฐ Appraisal and inspection costs
๐ฐ Prepaid taxes and homeowners insurance
๐ฐ Attorney fees (where required)
The good news: some of these are negotiable. Sellers can sometimes contribute credits. Lenders can roll certain costs into the rate.
But you have to know to ask.
First-time buyers especially โ read your Loan Estimate carefully and ask your agent what's standard in your market before you get to the table.
Knowledge is the only thing that removes surprises from this process.
