But first impressions matter for sellers too.
The way a buyer presents their offer can be just as important as the numbers. A clean, organized contract, strong communication, and a knowledgeable local agent can give sellers confidence that the transaction will make it to the closing table.

🏡 The "lowest rate" isn't always the best mortgage.
One of the biggest mistakes I see buyers make is shopping online and choosing a large national mortgage company because the advertisement or online quote promises a rate that looks a little lower than everyone else's.
What many buyers don't realize is that sometimes that "better rate" comes with thousands of dollars in discount points paid upfront to buy down the interest rate.
So ask them for the FULL STATEMENT showing how they are arriving at that rate. And before you spend that money, ask yourself:
❓ How long will it take for the monthly savings to recover that upfront cost?
❓ Will you refinance or move before you ever break even?
In many cases, it can take years for those savings to outweigh the cash you spent at closing.
I've also seen buyers receive estimates that don't accurately reflect local costs. Sometimes property taxes are underestimated, PMI isn't included, or other expenses are missing. The payment looks fantastic... until the final numbers come in and there's a very unpleasant surprise.
This is exactly why your choice of lender matters just as much as your choice of Realtor. A strong local lending team understands our market, knows local tax rates and insurance costs, communicates with all parties, and helps structure a loan that makes sense for your long-term goals (not just for an eye-catching online advertisement).
