Here is your weekly look at the Pikes Peak MLS numbers for the week ending June 30th, 2026. If youโ€™ve been waiting for more options or better pricing, this weekโ€™s stats show some major moves that you need to know about.
Here is the breakdown:
โœจ New Choices for Buyers: We saw 422 New Listings and 71 properties come back online, bringing a total of 493 active homes to the market. While that is down 48 week-over-week, our overall inventory grew by +159 homes!
๐Ÿ’ฐ The Big News โ€” Price Corrections: A massive 676 price corrections happened this week (up from 589 last week). Sellers are adjusting to the market, which means serious opportunities for buyers to negotiate.
๐Ÿค Buyer Activity & Sales: 364 homes went under contract or pending this week (down 30 week-over-week, marking our second slower week in a row). Meanwhile, 287 homes successfully closedโ€”a solid, healthy number showing that homes are still moving when priced right.
โŒ Off-Market: 156 homes were withdrawn, canceled, or expired.

Welcome to this week's update for the week ending June 23rd, 2026, covering Colorado Springs and the Pikes Peak MLS. We are seeing some highly active trends that both buyers and sellers need to know about!
Here is the breakdown of the numbers:
โœจ New Listings on the Market: We saw 456 New Listings, plus 85 properties back on the market, bringing us to a grand total of 541 New Active listings! Thatโ€™s up +6 week-over-week. It's another massive week for inventory! ๐Ÿ“‰ Buyer Activity: 188 went Under Contract, 166 are Pending, and 10 are Under Contract Short Sale. Thatโ€™s 364 homes taken off the market (down just slightly by -6 week-over-week).
๐Ÿก Total Inventory: Overall inventory increased by +177 homes week-over-week. Buyers, you have options right now!
๐ŸŽ‰ Sold & Closed: 306 homes officially closed this weekโ€”up +9 week-over-week. Closing activity remains very strong!
๐Ÿ’ฐ Price Corrections: 589 price adjustments this week. While slightly down from last weekโ€™s 619, this is still a very large number showing sellers are adjusting to the current demand.
โŒ Off-Market: 127 homes were withdrawn, cancelled, or expired.
