Selling your home in Tennessee? The law requires you to disclose certain material defects to potential buyers — meaning anything that could affect the property's value or a buyer's decision to purchase. Here's what typically needs to be disclosed:

🔧 Known defects in the structure, roof, plumbing, electrical, HVAC, or other major systems
☢️ Known environmental hazards — lead paint, asbestos, radon 🚰 Known problems with the water supply or sewage system
📐 Known boundary disputes, encroachments, or easements
🏗️ Known zoning violations or pending zoning changes
📄 Known title defects — liens, encumbrances, or claims
🕳️ Known septic system issues (if applicable)
⚠️ This list isn't exhaustive — other disclosures may apply depending on your property, and sellers must disclose any known material defect, even if it's not spelled out above.
