🏡🔍 HOME INSPECTIONS: DON'T PANIC WHEN YOU SEE THE REPORT!

One of the biggest surprises for many buyers is receiving a home inspection report and seeing pages upon pages of items listed. The first thing to remember is this:

In Georgia, homes are generally purchased "As Is." Buyers absolutely have the right to conduct inspections during the Due Diligence Period, but an inspection report is not a "fix-it list" for every minor issue in the home.

It's important to understand that inspectors are trained to point out everything they observe—from major concerns to simple maintenance items.

Some common items that frequently show up on inspection reports include:

✔️ Missing GFCI outlets in older homes
✔️ Loose door handles or cabinet hardware
✔️ Minor settlement cracks in concrete or drywall
✔️ Weather stripping that needs replacement
✔️ Caulking around tubs and sinks needing attention
✔️ Missing outlet covers
✔️ Burnt-out light bulbs
✔️ Handrails that don't meet current standards
✔️ Older HVAC systems that are functioning properly but are beyond their expected life expectancy
✔️ Deck items such as railing spacing, baluster spacing, attachment methods, or other recommendations based on today's standards

A big one I see often is decks. Deck construction standards have changed numerous times over the years. It's very common for an inspector to note that a deck was built to the standards of its time but does not meet current recommendations. That doesn't automatically mean the deck is unsafe or needs to be replaced.

These items are very different from major concerns such as:

🚨 Structural issues
🚨 Active roof leaks
🚨 Electrical hazards
🚨 Plumbing leaks causing damage
🚨 Foundation movement
🚨 Septic system failures

The goal of an inspection is to help you understand the condition of the home—not to create fear or kill the deal over normal wear and tear.

That's where having the right real estate agent matters. A good agent will help you understand what is truly important, what is common for homes of that age, what should be addressed, and what may simply be routine maintenance.

Every home—even brand-new construction—will have items noted in an inspection report. The key is knowing the difference between a major concern and a minor maintenance item.
