If your insurance company requires a 4-point inspection, make sure you cover any open sockets in your breaker panel before the inspection. The fillers cost about $7.00 for a pack of 3.

Caulk will shrink and crack over time. This window was installed less than a year ago and the caulk needs to be touched up as part of normal home maintenance. If the crack is not sealed, this will become a point of water intrusion and cause serious damage in the future.

This house needs a new roof. Several shingles are gone. Even the underlayment is torn and the roof deck is exposed.

This new construction home is due to close in 1 week and has a sewer blockage. It is stinky, so you don't want to get too close. This is one of the reasons to hire a home inspector for your new construction home!

Wind mitigation reports are required to have photos that support the claims made in the report. The blurry photo below is an unacceptable picture of the roof-to-wall connection. Sadly, this photo is from a real report; the client paid a premium for the report, but received a lousy product. The clear photos are what FPS Inspections provides. It's a good idea to have your home inspected prior to the warranty expiring, and it's well worth the money. Pictured here is a home built in 2022. The electrician wired the irrigation controller to the breaker by cutting the plug off the cord, which is prohibited by NEC400.12.

This home was built in 2018 using concrete block construction. The cell between these two windows is supposed to be poured solid. However, there was an air pocket in the pour, right at the foundation. This should have been caught during construction, but was missed. These types of details are the reason why hiring a qualified home inspector is a good idea...even for new construction.
