Pricing the sale of your home is always the homeowners decision but as a realtor I always do a Comparative Market Analysis when going into listing appointments.
A CMA will give a breakdown of properties in the area that are for sale, pending, or sold. I always ask a seller what they think their home is worth before showing them the CMA this shows me the sellers expectations and gives me a chance to show them what the market says the property should be priced at.
