V1 Properties LLC, is hiring a fulltime Maintenance Technician to assist in the day to day maintenance duties in the Cincinnati, Ohio area.

• Willing to come in early or stay late depending on work flow, on a as needed basis
• Must have basic hand tools and reliable transportation (van or truck preferred)
• Must have valid driver's license and a dependable truck/van
• Must be willing/able to travel to various locations throughout the city
Responsibilities and Requirements include, but not limited to:
• Communicate and report to Property Manager daily
• Service requests are completed on a daily basis
• Complete work orders in a timely manner. Perform work orders (with a 24-hour completion limit), such as repair on A/C and boiler heating units, appliances that are provided by the property, plumbing leaks; repairs on doors, screens, and windows; drywall problems; locks; electrical problems; clogged drains; lighting problems: and, vertical/horizontal blinds. When a work order is completed it must be signed by the worker, dated, and note the time the work order was completed.
• Proper removal and disposal of trash on a daily/weekly basis
• Perform any and all property maintenance needs, including grounds and common areas
• Perform apartment turns and preventative maintenance.
• Apartment Turns:
• Cleaning
• Painting
• Appliance repair
• Door repair
• Drywall repair
• Basic Plumbing - Unclog blockages, snake lines, Install Bath sinks, vanities, toilets, faucets
• Basic Electrical - change lights, outlets, switches, troubleshoot problems.
• Lay Flooring - Vinyl Plank * Assist with "trash-out" of apartment; e.g., moving heavy/bulky items to the dumpster.
• Basic Plumbing, Electrical and Carpentry skills
• Inspect/ log building lights (both inside and out)
• Inspect smoke detectors replace/maintain as required.
• On-call for emergencies after hours.
• Light cleaning of apartments, grounds, hallways, and vacant units.
Required Skills and Competencies:
• Must have thorough working knowledge of building maintenance. (1 year verifiable experience)
• Able to communicate clearly, both orally and written. (email and text ability)
• Able to perform basic mathematical functions.
• Must be knowledgeable and skilled in the safe use and maintenance hand tools, cleaning fluids etc
• Must meet all physical requirements and be able to take direction.
Education, Experience, Licenses and Certifications Prerequisites:
• Valid driver's license.
• High School Diploma or GED. Prior experience in related field preferred, but not necessary.

There is a 60-day probation period. After that time rate of pay could possibly be increased.

Salary: $14.00 to $18.00 /hour
