A property may look like the perfect development opportunity, but what lies beneath the surface can tell a different story.
Zoning limitations, utility availability, environmental constraints, site conditions, and access challenges can all impact a project’s feasibility before plans ever move forward.
That’s why due diligence is such an important part of the development process. Understanding a site’s opportunities and limitations early helps teams make informed decisions, reduce risk, and create a clearer path toward successful development.
We broke down what happens during due diligence and the key factors teams should evaluate before moving forward ➡️ https://urbandesignpartners.com/portfolio/due-diligence/?utm_campaign=General+Blog&utm_source=facebook&utm_medium=social
One of the hardest challenges in land development isn't getting a project approved, it's knowing when to stop pursuing the wrong one.
As part of our Monday Mindshare series, Steven Singleton MBA, PLA shares a few indicators that it may be time to reassess a project before investing additional resources. From site constraints and policy conflicts to shifting market conditions and project economics, successful development isn't just about knowing when to move forward, it's about knowing when to proceed, pivot, pause, or walk away.

Thank you to everyone from CREW Charlotte who joined us for our Lunch Ladder, “When To Walk Away”!
We had a great time connecting with industry professionals and sharing a candid conversation around recognizing the warning signs in a project, knowing when to pause and reassess, and understanding when walking away may be the right decision.
A big thank you to CREW Charlotte for the opportunity to host this month’s Lunch Ladder. We appreciate the thoughtful conversations and connections made, and we’re already looking forward to the next one!

✅ Rezoning Approved!
UDP is excited to share the recent unanimous approval of a rezoning in the Town of Matthews, at 409 W John Street.
The rezoning process coincided with a new chapter for Matthews, as the Town welcomed a largely new Board of Commissioners following the 2025 elections. Understanding that successful projects require more than technical compliance, the team focused on building trust, listening to stakeholder perspectives, and aligning the proposal with the Town's long-term goals. Through thoughtful collaboration with elected officials, staff, and the project team, the proposal evolved into a plan that gained broad support and moved from uncertainty to approval. Special thanks to Nadine Bennett, Senior Planner for the Town of Matthews, for her invaluable guidance and collaboration throughout the process.
Here’s to a great outcome for the team and an exciting next step for this project!
