Last month’s median sale price came in unusually low, largely due to fewer high-priced home sales than we typically see in our area. April tells a different story, with over 57% of detached homes selling for more than $1M—bringing the median back up and better reflecting our luxury-leaning market. While many analysts projected an increase in overall sales volume this year, that growth has not yet materialized locally, pointing to continued tight inventory and selective buyer activity.
