Sellers: I'm going to be straight with you. The market has changed. πŸ‘‡

More homes are hitting the market. Buyers have options now. And if your home isn't priced right or marketed well, they will scroll right past it.

I've seen it happen. A seller insists on listing $30K over what the market supports. Weeks go by. Price drops. Now buyers are wondering what's wrong with it.

Don't be that listing.

The sellers doing well right now have two things in common:
βœ… They priced their home based on data, not emotion
βœ… They invested in marketing that actually gets eyeballs on the property

If you're thinking about selling this summer, let's have an honest conversation about what your home is worth and how to position it to sell fast and for top dollar.

Drop a 🏠 in the comments or DM me β€” I'll get you a real number, not just a number you want to hear.

The wild ride of the pandemic market is finally over. Here's what "normal" actually looks like, and what it means for you.

Remember 2021? Homes selling $50k over asking in a weekend, buyers waiving inspections just to have a shot, sellers doing absolutely nothing and still walking away with a windfall? That era is gone. And honestly? Good riddance.

What we're seeing now is a market that actually makes sense again.

Inventory is slowly climbing back toward normal levels. Prices aren't crashing, but they're not skyrocketing either β€” experts are projecting modest growth or relatively flat prices through the rest of 2026. People are moving again. The frozen, frenzied extremes at both ends are thawing.

For sellers: your home will still likely sell for a strong price. But the days of automatic appreciation just for showing up are behind us. Pricing strategically from day one matters now. Overpricing and "testing the market" are costly mistakes in this environment.

For buyers: don't wait around expecting prices to collapse. That's not what the data shows. What you do have is time, options, and the ability to negotiate, things buyers haven't had since before the pandemic. Use them.

The market isn't broken. It's just balanced. And a balanced market rewards people who are prepared, realistic, and working with someone who actually knows what they're doing.

πŸ“² That's where I come in. Questions about making your move this summer? DM me or drop them in the comments.

More homes are hitting the market β€” and it's changing the game for everyone this summer.

Inventory is up 4.6% year over year. That may not sound dramatic, but in real estate, that shift in supply changes the entire dynamic between buyers and sellers

For sellers: the days of throwing a home on the market with your iPhone photos and expecting multiple offers by Monday are over in most neighborhoods. Right now, there's a clear divide: homes that are priced right and presented well are still moving fast. Homes that aren't? They're sitting. And a home that sits starts to carry a stigma that's hard to shake.

Professional staging, great photography, and a smart pricing strategy aren't extras anymore β€” they're the price of admission.

For buyers: this is genuinely good news. You have more choices, less competition, and more room to negotiate than you've had in years. You can actually take a breath, do your due diligence, and make a thoughtful decision instead of waiving every contingency just to win.

The leverage is shifting. But it hasn't flipped completely; well-priced, well-presented homes are still getting offers. The difference is that preparation now separates the sellers who win from the ones who wonder what went wrong.
