Our market has tipped toward balance. Inventory is up about 26.5% year over year, homes are taking around 49 days to sell, and close to 47% of closings now carry seller concessions. That gives buyers real room to negotiate, but the leverage is uneven. An aged listing in Garner or Fuquay-Varina is a different conversation than a fresh home in Cary or Morrisville, so I read each listing's price history before we ever name a number.
