Just completed this project:

EMERALD LAKE VILLAGE
+55 Community

Charming retirement community set on a rolling hillside in Oceanside.

The HOA asked me to:

•Update their primary colors with Sherwin Colors
(They were Frazee colors)
•Select one NEW primary color
•Provide several front door color options

Each home remains its primary color(per CC&R), all will have Alabaster white trim,
but homeowners can now choose their front door color: Alabaster or one of 3 colors I selected- “fun” “classic” or “dramatic”.

This was a fun little project.
I helped this client with the exterior of her home, 2 years ago. This time we tackled a mini remodel of her kitchen. New countertops and backsplash helped update the space. But the cabinets were looking rough.

She was considering painting her cabinets beige. I said “but you are NOT a beige kind of girl”.

We chose SW Hubbard Squash and Swiss Coffee. She was hesitant, Yellow Cabinets !?!
but took the leap!

She and her husband are thrilled with the results! They sent these photos.

I think it pairs beautifully with her warm cherry toned floor and is a sunny accent to her existing blue walls.

This La Jolla home has a spectacular view of the Pacific Ocean. But the former decor choices obscured its best feature.

Our mission-lighten up the look and the feeling of this home, WITHOUT major renovations. stone flooring and cabinetry had to stay. We replaced the very dark wood floors with a new warmer walnut floor.

First we removed old sound systems and speakers. Walls were patched and the whole interior (all walls and ceilings) was resurfaced to a uniform smooth finish.
Next- soft off-white was applied to walls and ceilings in Emerald Matte paint.

We removed the old shades with their dark brown headers, removed kitchen cabinetry inexplicably installed over the window and I selected a new vanity for the powder bath.

My favorite change??? I suggested the custom glass stair railing!!
I felt the old wall blocked the most important feature (the view) and was the antithesis of welcoming.
The new railing really opens up the entry and affords glimpses of the ocean as you ascend to the main living area.

The clients are ecstatic and we are now refreshing the exterior.

(Furniture and decor by homeowner).

Patty Contreras worked her magic again!
She goes above and beyond, to ensure her listings are beautiful.

This lovely La Jolla home just needed a bit of paint and the perfect staging. (The stagers knocked it out of the park on this home).

I had the pleasure of suggesting paint colors to unify the home, inside and out.
This palette of creamy white and celadon green really suits this home.

My biggest project to date! So excited to share this!!!

My clients (we refreshed the interior of their home last year) were ready to give this 1980s shopping center a makeover. They called me and asked if I could help. Could I? You bet!

We chose cooler neutrals: Off-white, sand and sage. Added a little oomph with a deep, dark brown too.

New led lighting was added along the roof line as well.
