A new roof, HVAC system, or water heater can absolutely make buyers feel more confident about your home. They’re important investments, but buyers often expect these systems to be in good working order. They help maintain your home’s value more than they increase it.
🎱 Highly customized features:
Built-in bars, wine cellars, elaborate home theaters, or other personalized upgrades may be perfect for you, but they often appeal to a smaller group of buyers. The more specific the feature, the less likely every buyer will see the same value.
🏊 Adding a swimming pool:
In our area, a pool can be a selling point for some buyers, but it can also be a drawback for others due to maintenance, safety concerns, and ongoing costs. It’s rarely a dollar-for-dollar return on your investment.
The biggest mistake I see is homeowners spending money on projects they think will boost their home’s value without first understanding what buyers in today’s market are actually willing to pay for.
