One thing that’s looked at in a home inspection is the exterior walls, both in terms of cosmetic and serious damage. This includes actual damage, such as missing siding and cracks, as well as current conditions, such as whether the soil is too close to the bottom of the house.

X-Ray fluorescence, commonly known as "XRF," is the preferred method of evaluating lead levels in paint. This method is used because the reading takes only four to eight seconds, has a 95 percent accuracy rating, and it does not damage the sample area.

Some inspection certifications can be acquired through on-line courses in less than a month, so do not be fooled by fancy certificates held by part-time or inexperienced inspectors. Demand to see certifications from recognized trade associations, and ask for references, a resume, and state licensing.
