While the $2M to $2.5M segment remains resilient and pacing closely to last year, a noticeable drop-off emerges once you cross the $2.5M threshold. Macro factors like geopolitical shifts and interest rate sensitivity have clipped consumer confidence at the top tier.
In fact, the $6M to $15M ultra-luxury range has only seen a handful of closings so far this year. Don't panic yet—stability could return to the macro market—but the composition of sales has structurally changed.
