Condo above-asking sales nearly doubled — 16 this month, up from just 9 last month — out of 35 closings. Single-family homes are flying off the market in just 13 days, down from 20. If you've been thinking about listing in JP, now is the time to move with confidence.
💡 Midtown — Buyer Opportunity of the Week
14 condo closings, up from just 5, but 12 of those 14 sold under asking — and nothing sold above asking. Days on market climbed to 53. Buyers, Midtown is giving you real negotiating power right now and is worth a serious look.
🏠 North End — Buyers Still Finding Room
Activity jumped from just 2 closings last month to 9 this month — a significant return of buyer interest. Median price climbed to $679,233, and 2 sold above asking. But here's what matters for buyers: 7 of 9 still sold under asking. Even in one of Boston's most desirable neighborhoods, there's still room to negotiate right now.
🔍 Seaport District — Low Volume, Worth Watching
Just 3 closings this month, down from 7, but units are moving faster at 59 days, down from 75. Nothing sold above asking. A thin but stabilizing market worth keeping an eye on heading into next month.
