Waiting for Boca Raton home prices to drop before you buy?
The June Boca Raton housing market numbers just came in.
Here’s what actually happened over the last 12 months (June 2025 vs June 2026):
📈 Closed sales: 198 → 228 (+15.2%)
📈 Homes going under contract: 262 → 291 (+11.1%)
📉 New listings hitting the market: 275 → 261 (-5.1%)
📉 Median days to sell: 50 → 33 (34% faster)
📈 Median sale price: $855,000 → $1,145,000 (+33.9%)
📉 Listings taking a price cut: 53% → 37.7%
📉 Sellers offering concessions: 14.6% → 7.9%
More homes selling, faster, with fewer new ones coming on.
This is happening across East Boca, West Boca, and out to communities like Boca Falls and Millpond.
If you’re buying a home in Boca Raton or moving to South Florida, the “wait for the crash” plan keeps getting more expensive.
But here’s the opening: almost 38% of listings are still reducing their price, and those homes sit an average of 117 days.
The buyers winning right now aren’t waiting for the market to drop.
They’re finding the right home, in the right area, with the right negotiation.
That’s how my last buyer closed with a 5.9% rate. We negotiated a seller-paid rate buydown instead of waiting for the Fed to do it for them.
One honest note: the median dipped about 1% from May to June. That’s a monthly wiggle, not a trend.
