Lots of moving parts on this one and the market is still moving when done right. After renting this beauty for over 2 years the tenant stopped paying their rent and unfortunately the owner had to start the eviction process. The tenant was out quickly and the owner decided he wanted to sell and 1031 exchange his property to something in Colorado. With the help of a good handyman we were able to get the townhouse cleaned up and repaired. We then did the photography and did virtual staging as the townhouse was vacant. Listed on Thursday we had showings on Friday and then well over 20 potential buyers at our open house on Saturday. By Monday we had negotiated out a cash offer that worked for both buyer and seller and got the seller the second highest price ever in the community.
