Buying a home for your first time doesn't need to be hard.

There's a process to follow. With this process, you can begin 3, 6, 12 months in advance with confidence.

Here's a brief overview:

1. Don't skip the pre-approval process - this is your road map. This defines your budgetary capabilities.

2. Extra Costs - planning to move? Your monthly expenses? As for closing costs, I have simple guide for you to marinate on: https://mrdowntowndelray.com/what-are-closing-costs/

3. Home Inspection - for about $400 you get to know about all issues in advance

4. Location - near school? Work? Commute?

5. Big purchases before the process. New debt will drop your credit.

Get prepared. Be mindful of these ideas... and don't make it harder on yourself than it needs to be.

Just when you think you "got it"... it slips away.

That's been the Delray Beach real estate market the last two years. Back then it was a buyers market. Supply was on the rise. Then the tide changed. After rising all 2024 and into 2025, supply began falling.

And after 15 months and 28% supply erosion, the buyers market is toast. All data shows evidence of a new psychology in the market.

Check it out...

Congrats—you’re in the final stretch of your home purchase… but this is where deals can fall apart. 😬🏡

Here are 5 Common Mistakes that can derail a deal right before closing:

💳 Making big financial changes
Opening new credit cards, financing furniture, or even large purchases can impact your loan approval—sometimes just days before closing.

💼 Changing jobs or income
Lenders re-verify employment. A sudden change can delay or derail your loan entirely.

📄 Ignoring lender requests
Last-minute document requests aren’t optional. Delays in responding can push back—or even cancel—your closing.

🏦 Not wiring funds correctly
Wire fraud is real. Always confirm instructions directly with your attorney or title company—ideally by phone using a verified number. Never rely on emailed instructions alone.

📊 Underestimating closing costs
If funds come up short, it can stall the entire transaction. Review your numbers early and often.

💡 As an Accredited Buyers Representative, I help you stay organized, avoid these pitfalls, and navigate the final steps so nothing falls through at the finish line.

Have questions about the process? Let’s talk.
