Many buyers see "as is" and immediately worry, but there are several reasons a seller may choose this option:

When a home is inherited, the heirs may prefer to sell it in its current condition rather than invest time and money into updates or repairs.

An "as is" property doesn't always mean something is wrong with it—it may simply need cosmetic updates or repairs that make it an attractive opportunity for investors, flippers, or buyers looking to build equity.
⚠️ Remember: "As is" does not automatically mean the home is a bad purchase. It simply means the seller is offering the property in its current condition and may not be willing to make repairs.

The Illinois Association of REALTORS® has awarded $25,000 in disaster assistance to help McLean County residents recover from recent storm and tornado damage.
If you or someone you know was impacted, you may be eligible for financial assistance. Applications must be submitted by August 15, 2026.

HOUSING ASSISTANCE AVAILABLE FOR TORNADO-AFFECTED HOUSEHOLDS 🏠
The EF1 tornadoes that moved through McLean County on April 17 left many local families facing unexpected housing-related expenses. Thanks to a grant from the Illinois REALTORS® Relief Foundation, the Mid-Illinois REALTORS® Association is providing financial assistance to help our neighbors rebuild and move forward.
Eligible households may apply for up to $500 in disaster-recovery assistance for expenses such as:
✔️ Monthly mortgage expenses for a damaged primary residence
✔️ Temporary housing or rental costs due to displacement
✔️ Unreimbursed disaster-related losses, including insurance deductibles and home-related expenses not covered by insurance
Funding is limited and available on a need-based, first-come, first-served basis while funds last.
