Home inspections are a fact of life. Unfortunately, home inspection scams DO exist. What to look out for:

1. Cold calls - You call them, they don't call you. Home inspections aren't free of charge and are often not discounted. In the Bay Area, many home inspectors offer online scheduling and the cost of the inspection is around $700 - 800.

2. No Certifications or Licenses - Always verify the credentials of the inspector by checking with relevant licensing bodies or professional associations (look for a NACHI-certified inspector). Legitimate inspectors will be transparent about their qualifications and willingly provide proof when asked.

3. Biased Inspectors - It's important to ensure that the inspector you hire is entirely independent and not affiliated with any contractors, real estate brokerages, developers, or repair companies.

4. Falsified Inspections - Ask to see a sample inspection report from the inspector. A thorough and well-documented report will provide detailed information about the property's condition, including both positive and negative findings.

5. Charging for Add-Ons Without Consent - make sure you ask for a detailed scope of work. While SOME larger home inspection companies handle pest and roof inspections, these inspections are ordered separately. Further investigation of major systems - such as structural/foundation work,electrical, roofing - is recommended to be completed by licensed specialists in their respective area of work.
