This beach-area exterior remodel was a full exterior gut, not a cosmetic facelift.

All of the old wood shake siding had to be completely removed, the site had to be prepped, and because these homes are built extremely close together, we brought in full scaffolding just to work safely and correctly.

This roof is less than five years old. The homeowner paid around $10–15k back when roofing was a lot cheaper than it is today.

Now it’s leaking — and the original roofer won’t even return their calls. Unfortunately, this is one of the most common situations we run into.

Once we inspected the roof, it was clear the installation was done incorrectly. There’s a dead valley detailed with metal where it never should have been used — it should have been properly torched and sealed. That dead valley then ties into another metal valley, with a pipe running right through the middle. Multiple poor details all combined in one of the most sensitive areas of the roof.
