A military spouse named Jennifer Barnhill wrote something that's stuck with me.

That word hit me hard.
No veteran family should have to rely on luck to use a benefit they earned through service.
But that's the reality for too many right now.
The difference between a VA offer that gets accepted and one that gets passed over?
It's rarely the offer itself.
It's the preparation.
Lender relationships.
Offer presentation strategy.
Perhaps most important?
The agent who knows how to advocate for you.

"Should I just buy new construction?"
This question is something I'm extremely passionate about.
And honestly? It's more complicated than most agents will tell you.
Here's the real breakdown for Oregon buyers in 2026:
NEW CONSTRUCTION โ โ Builders have their own agents โ who work for the builder, not you โ "Incentives" often come with strings attached โ Timelines slip. Sometimes by months. โ
You're paying a premium for something that isn't worht it.
It's unwise.
Anybody allowing the builderโs agent to represent them in the home of their new construction?
Iโd highly recommend against.
Their interests are tied to the builder โ not the buyer.
EXISTING HOME โ
โ Established neighborhoods with mature character โ More negotiating flexibility โ Faster closing
