๐Ÿ›‘ ATTENTION VETERANS: The #1 Myth About Using Your VA in 2026?

A lot of active-duty service members and veterans still think VA loans are capped.

But here is the reality in 2026:

If you have your full entitlement, there is no maximum loan limit from the VA.

Depending on your qualifications, you could unlock up to $2M in zero-down buying power.

Before you start house hunting, make sure you know exactly what youโ€™ve earned and how to maximize your benefit this year.

I've put together a quick 60-second quiz to help you understand this better.

As a bonus for going through it, you'll get a free VA homebuying blueprint.

Inside the blueprint you'll get everything I've learned navagating the homebuying process for veterans.

These are tips and tricks I've learned after helping veterans buy & sell since 1991.

๐Ÿคง Sneezes, runny noses, and empty tissue boxes...

You already know it's that time of year.

But did you know there's a few things you can do inside your home today to help filter out the pollen?

If you're trying to avoid pollen build up, here are a few things to keep in mind:

โœ… Keep windows closed and recycle the air inside your home on high pollen count days.

โœ… Replace HVAC filters regularly

โœ… Leave shoes at the door

โœ… Vacuum carpets & furniture often

Small habits can make a huge difference this season ๐ŸŒฟ

A military spouse named Jennifer Barnhill wrote something that's stuck with me.

She said:

"We pushed back, and our lender and realtor convinced the seller's agent to let us use the VA loan. We were lucky โ€” it worked.

Had we made different choices, our outcome might have been very different."

โ€œLucky.โ€

That word hit me hard.

No veteran family should have to rely on luck to use a benefit they earned through service.

But that's the reality for too many right now.

The difference between a VA offer that gets accepted and one that gets passed over?

It's rarely the offer itself.

It's the preparation.

Lender relationships.

Offer presentation strategy.

Perhaps most important?

The agent who knows how to advocate for you.

And after 35 years of doing this, it's something I take pride in being able to help you with.

If you're a veteran planning to buy in Oregon this year, let's make sure you're not leaving it to luck.

"Should I just buy new construction?"

This question is something I'm extremely passionate about.

And honestly? It's more complicated than most agents will tell you.

Here's the real breakdown for Oregon buyers in 2026:

NEW CONSTRUCTION โŒ โ†’ Builders have their own agents โ€” who work for the builder, not you โ†’ "Incentives" often come with strings attached โ†’ Timelines slip. Sometimes by months. โ†’
You're paying a premium for something that isn't worht it.

It's unwise.

Anybody allowing the builderโ€™s agent to represent them in the home of their new construction?

Iโ€™d highly recommend against.

Their interests are tied to the builder โ€“ not the buyer.
EXISTING HOME โœ… โ†’ Established neighborhoods with mature character โ†’ More negotiating flexibility โ†’ Faster closing

If you're weighing both options and want a straight honest answer about what makes sense for YOUR situation?

Drop a comment below.

Iโ€™ve got quite a few stories Iโ€™ve endured personally and Iโ€™d love to share them with you.
