Everybody always says, “Don’t wait to buy a home.” But let’s actually talk about WHY.

A lot of people look at today’s interest rates and immediately think renting makes more sense. And honestly, at first glance, it can seem that way.

For example, on a $450K loan at 6.875%, you may spend more over 2 years than someone paying $2,500/month in rent.

Sounds crazy, right?

But here’s the difference…

When you rent, that money is gone.
When you own, you’re building ownership and gaining equity.

Over that same 2-year period, if the home appreciates by just $30,000, the homeowner benefits from that increase — not the landlord.

That’s why real estate professionals always say:
“Waiting could cost you thousands.”

The price you pay for a home is permanent.
The interest rate? That’s temporary.

If rates drop later into the 5’s, you can refinance and lower your payment. But if home prices continue to rise, you can’t go back and buy at yesterday’s price.

That’s why running the numbers matters so much.
