Dear Mr. Appraiser: How low can you go? Can you go down low? All the way to the floor? Please...
A low appraisal is never a fun sight to see, not only do you not want to pay over value but your lender will require the appraisal to come in at the purchase price or higher. There's no reason to sweat yet!
There are a couple of options when this happens.
1. Seller & buyer re-negotiate the purchase price: If the seller wants the deal to close, and is ready to move on they might agree to lower the purchase price to the appraised value or closer to it.
2. Buyer increases downpayment to meet new loan requirements: This option will require you to have more cash upfront for the downpayment to lower your loan amount.
3. The contract is canceled if no negotiations can be made- If neither parties wish to re-negotiate or you are wanting to back out this is the time when it can happen. However, you have made it this far so it's best for both parties to come up with a plan.
4. Buyer or seller fights the low appraisal- Fighting a low appraisal doesn't always work, however, it can be done. Either the buyer or seller's agent will look into comparable homes that were just sold, look for mistakes on the report, or ask for another appraisal to be done

• The walk-in shower with rain shower head in the master bathroom, or maybe —
• The down-to-earth neighbors that have become dear friends.
Write down what you’ll miss and share it with your realtor. It’ll help you commemorate where you’ve been and let buyers know things about your home that don’t quite fit into an MLS drop-down menu.
