My puppy Randall is helping me figure out pricing for a house my buyer wants to buy! Is it priced correctly?

When evaluating a property, I take a strategic approach. I start by comparing nearby homes at the same price point—$185,000 in this case—to assess how they stack up in terms of updates, size, and condition.

Then, I look at slightly higher- and lower-priced homes to gauge value: updated higher-priced homes can signal if a price is too high, while lower-priced options help identify when a price might be too low.

Since no two homes are identical, I adjust for differences in features, upgrades, and size.

With this data organized into a clear table, we can pinpoint a pricing range that makes sense, empowering my client to make a confident, competitive offer.
