There's a neighborhood in central Austin that quietly holds its own against everything around it.

Bryker Woods.

Historic bungalows, mature trees, streets with real character. Most of the homes here were built in the 30s and 40s. Original hardwood floors, covered porches, lots with actual trees on them.

The location does a lot of work. Shoal Creek Trail runs right through it with hike and bike paths that connect directly to Town Lake. Pease Park is walkable. (RIP Malin, still not over it.) And if you golf, you're sitting between two courses, including Hancock Golf Course on 41st, established in 1899 and the oldest golf course in Texas.

For food, you've got Tiny Boxwoods for brunch, Olive & June for pasta, El Patio for Tex-Mex that's been around for over 50 years, Tiny's Milk and Cookies when you need something sweet, and Quack's 43rd Street Bakery for coffee and pastries on a slow morning.

All of that, and you're still close to Lamar, MoPac, and Downtown without being swallowed by any of them.

Median prices sit around $1.1 million, with homes ranging from the upper $600s to well over $1.7 million. One of the few central Austin neighborhoods with a registered historic district, which tells you something about how residents feel about it.

People don't leave Bryker Woods easily. When something comes available, the people who've been watching tend to move fast.

Austin summers are not for the faint of heart. But if you know how to work with the heat instead of against it, they're actually pretty great.

If I had a summer bucket list, the must-haves:
✔️An early morning walk along Town Lake before the heat has any opinions about it.
✔️A laid back afternoon at Hula Hut, overlooking the water, margarita in hand, chips on the table, good company required.
✔️Do you even live in Central Texas if you don't spend at least one day at Schlitterbahn?
✔️A boat day on Lake Travis or a long weekend somewhere along the gulf coast when you need real water and a slower pace.
✔️And then you hold out for Bat Fest. Every summer needs a proper send-off.
