Here’s what the April 2026 market stats are showing us across Travis County right now.
The market continues to settle into a more balanced pace, with inventory sitting at 4.8 months — down from last year, which reflects tighter overall supply even as buyer demand remains active. At the same time, median sales price has adjusted slightly to $505,000, down 1.9% year-over-year.
What stands out most this month is buyer activity. Pending sales are up 20.4% compared to 2025, showing that demand is still strong and buyers are writing offers when the right homes hit the market. Meanwhile, active listings are down 19%, keeping competition steady for well-priced homes.
For buyers → more movement, but still opportunity before competition increases further
For sellers → less inventory + rising buyer activity means motivated purchasers are still very much in the market
