Y’all didn’t ask, but apparently I had a lot to say about pricing strategy the other day and I’m ready to share 😌
One thing I keep seeing in the last year is sellers paying way too much attention to what homes are currently listed for online instead of what buyers are actually paying for homes.
Just because a neighbor listed at a certain price doesn’t automatically mean buyers are willing to pay it.
A lot of pricing strategy comes down to studying the sold homes, understanding the current competition, buyer behavior, condition, updates, and how your home compares to the other options buyers are seeing.
Because buyers are comparing value whether they realize it or not.
I saw this all throughout last year too. Even in neighborhoods where homes were sitting longer and reducing prices, the homes that were positioned well still sold quickly and negotiated strongly.
There’s definitely strategy involved beyond just picking the highest number possible and hoping the market agrees with it.

I just wanna take a min to celebrate Linda on her first home🏡✨ she’s one heck of a woman and I feel honored to have been able to team up with her for this chapter of her life.
One thing I’ve learned working with buyers is that sometimes my job is less about finding the house…and more about helping people trust what they already know they want. 🏡
Linda had actually liked this home for months prior to meeting with me. After we looked at other options, she somehow kept coming back to this one.
Like a lot of buyers, there was some second guessing along the way and a lot of opinions to sort through. So many of our conversations came back to one simple question:
“What do YOU want?”
She wanted something close to work, manageable, peaceful, and exciting to come home to. Somewhere she and her cats could truly settle into without taking on a huge project right away.
The timing ended up working out really well too. The home sat long enough for us to negotiate it into a price point she felt comfortable with, and we structured everything in a way that helped the payment feel manageable long term.
She’s officially been moved in for about a week now, and seeing her feel calm, confident, and happy with the decision she made all on her own has honestly been my favorite part. 🤍🫶✨
