If you’ve been watching the Austin area market the last 6 months…here’s what’s actually been happening:

Prices haven’t been dropping like crazy…
they’ve been bouncing around and leveling out.

Across Austin (including Hutto, Round Rock, Pflugerville, etc.), we’ve been sitting roughly in the low–mid $400s for median price. Some months dip, some bounce back…overall it’s been pretty stable.

Rates have been hovering in the 6% range.

So what does that actually mean?

👉 Buyers aren’t rushing like before
👉 Sellers don’t automatically have the upper hand
👉 The market is rewarding accuracy, not guessing

The biggest pattern the last 6 months:

Homes priced right from day one = still selling
Homes priced high “just to test it” = sitting…then reducing

💡 If you’re a BUYER right now

You’ve got more breathing room than we’ve seen in a while.

You can:

negotiate more
take your time (a little)
compare options

But the deals aren’t always obvious…you still need to know what you’re looking at.

💡 If you’re a SELLER right now

You can absolutely still sell…
you just can’t rely on the market to do the work for you anymore.

The last 6 months have made this clear:

Pricing right upfront is everything
Overpricing usually leads to chasing the market down
The first couple weeks on market matter the most
🎯 Simple way to think about it

The market isn’t hot.
It’s not crashing either.

It’s just…balanced.

And in a balanced market, strategy matters more than timing.
