Zilker location. Vintage charm. Walkable lifestyle. Downtown views. Backyard potential.
This is the kind of home people move to Austin for.
Not brand new.
Not cookie cutter.
Just… character you can actually feel the second you walk up.
That front porch alone?
You already know how mornings start here. Coffee. Slow. No rush.
And then you step inside and it just flows.
Natural light everywhere
Original hardwoods
That fireplace that instantly makes the space feel like home
It’s not trying too hard.
It just works.

What really stands out though is how livable this one is:
3 bedrooms
2 full baths
1,632 sqft
👉 Spacious primary with an updated ensuite and double sinks
👉 Flex second bedroom with French doors perfect for an office
👉 Upstairs loft space that can be whatever you need it to be
👉 Screened-in porch you’ll actually use
👉 Detached 2-car garage
And then there’s the part people can’t replicate…
The location.
Walk to Lamar Union
Dinner at Uchi or Odd Duck
Coffee at Merit
Movies at Alamo Drafthouse
Zilker Park
Barton Springs
Lady Bird Lake
All right there.
Plus a backyard that’s actually usable
Room for a pool if that’s your vision
No HOA
1.98% tax rate
HVAC replaced in 2024
This is one of those homes that hits differently in person.
The kind you don’t really want to leave once you’re inside.
If you’ve been waiting for something in Zilker that feels like this… this might be it.

Let’s break it down…
Cruising often gets overlooked when considering moving to Austin…
Being only a 4 hour drive or 1 hour flight from this…
Being on a cruise ship…
In another country (or countries)…
Drinking margaritas…
Relaxing on the beach…
Moving to Austin isn’t just about staying in Austin…
It’s about thinking of how your year will look…
And that includes traveling…
The closer you are…
The easier it is to travel…
if you’re considering moving here and aren’t sure where to start...

Where you’ll learn the median home prices, communities families prefer and why, distance from Austin and Austin Bergstrom airport, top events happening in the cities throughout the year, public school ratings and median age of the residents.
P.S. Everyone forgets how close these communities are to the Austin Bergstrom Airport
After being in Texas for 11yrs, this is what I’ve learned…
Austin, Texas was a big surprise for me at first…
Here’s what I’ve learned so you know what to expect…
1️⃣ The summers are hot.
Get very used to 100-110 degree summers. Yes, you will sweat after being in the sun for 5 minutes. I’ve gotten used to carrying my water with me every where I go and parking in the shade when possible. In the summers, you’ll want to plan being outside before 8am or after 7pm unless going for a swim.
2️⃣ Cedar Fever is real…
This one may not hit you at first. I got lucky the first few years I lived here. Now, I get hit every year. You’ll definitely want to stay healthy and take your vitamins to avoid getting hit as much as possible and if you do recover as quickly as you can.
3️⃣ No income tax, but we do have property tax.
What I’ve seen surprises people the most are those who purchase their home in cash, they get surprised by a tax bill. Even if you pay your home off, still expect to save $5,000-20,000+ depending on how much your home is worth throughout the year. Property taxes can and will go up, so it’s important to file for tax exemptions when applicable.
4️⃣ Traffic
Expect to be in traffic pretty much all day long on I-35. We used to have set times of sitting in traffic hour, but since Covid we’ve experienced a big increase in traffic hour causing only a few hours of the day to have no traffic. There’s lots of people who commute from the north suburbs to work in Austin.
5️⃣ The water
Expect to immediately purchase a water softener and filter to keep your pipes and your hair healthy. We have hard water all throughout the cities and suburbs. In the summer, you will expect to water your yard with sprinklers, but if we don’t get much rain in the summer (which happens often), the city will restrict how often you can water your yard to as little as 2 days a week.
Texas is a beautiful state with limitless opportunities, but it does have its rule book. Once you adjust, you’ll be a pro.

Hey there! 👋 I’m Emily
It’s time I formally introduce myself as my content and account has seen some attention lately…
So here’s my story…
I live in Hutto, Texas with my husband and our two dogs a poodle and a frenchie.
I’m originally from Parkersburg, West Virginia super close to Marietta, Ohio. My parents moved my sister and I here in 2015. I met my husband in Round Rock, Texas in 2018. He is a fellow Austinite.
My parents moved us here for a few reasons:
✅ Better job opportunities for parents and for my sister and I as we got older
✅ Warmer weather. My mom has fibromyalgia and lupus and cold weather was extremely difficult for her
✅ Better education for my sister and I. Honestly had no idea how far behind we were until school started
✅ Diversity. They didn’t want us to have a “small-town mindset”
✅ Safe community. At the time Round Rock was considered one of the safest cities in the U.S. this is the driving factor of why they choose to first lay roots in Round Rock
Don’t get me wrong, I love West Virginia…
❌ But with the job market declining as more and more jobs and schools closing down, why not move now?
My dad’s job transferred to Alabama or Austin, but ultimately with the opportunities and warmer weather…
Austin was the ultimate choice.
⏱️ We’ve been here for 11yrs now, and without a doubt I have seen a drastic difference in job opportunities and better education.
After graduating Round Rock High School, I was able to attend Austin Community College. I had the opportunity to attend the Round Rock & Northridge Campuses.
After changing my career and courses many times, I ultimately decided to stop ignoring my desire to be a Real Estate Agent…
🎉 But now I’m able to help young adults find the better quality of life they dream of in Texas.
👀 My story is not unique…
👉 The reason we moved…
👉 The dream my parents had our family…
😊 I have people reaching out to me all the time asking about what life is like in Texas, asking if I can help them make the move and I absolutely love it!
I would love to help you determine if the Austin area is right for you so if this resonates with your story, don’t hesitate to reach out!
Cheers!
