Lake Travis has changed dramatically over the last decade, and the conversations I’m hearing lately are about much more than just home prices.

Traffic, growth, infrastructure, schools, development, and long-term planning are all becoming bigger topics around the lake.

I recently contributed local MLS housing and subdivision data to a long-range Lake Travis Fire Rescue planning report, and I put together a blog article breaking down some of the housing, growth, and infrastructure trends that stood out to me.

One thing I always remind people is that broad Austin real estate headlines rarely tell the full story around Lake Travis. Different neighborhoods, waterfront areas, and growth corridors can all behave very differently depending on location and long-term development patterns.

As someone who grew up in Hudson Bend and has watched this area evolve firsthand, I think these larger community planning conversations are important and genuinely interesting.

Where Do Lake Travis Residents Keep Their Boats, Join Boat Clubs, or Rent for the Day? 04/28/2026

Not every buyer who wants the Lake Travis lifestyle needs to own waterfront property or have neighborhood water access.

Many Lake Travis residents enjoy the lake through marina slips, boat club memberships, day rentals, or sailing access instead. Those options can make a big difference in which neighborhoods make sense and how a buyer chooses to enjoy the lake.

I just posted a new FAQ covering:

local marinas
Freedom Boat Club options
day rentals including Just For Fun
Austin Yacht Club for sailing access

If you are considering buying on Lake Travis, this is a helpful place to start thinking through what kind of lake access actually fits your lifestyle.

Lake Travis waterfront isn’t always what it seems 🌊

What Makes One Waterfront Property More Valuable Than Another on Lake Travis? 03/30/2026

Not all “waterfront” homes on Lake Travis are created equal.

I regularly see two homes on the same street sell for dramatically different prices, and it usually comes down to a few key factors most buyers don’t fully understand:

Water depth and how the property performs at lower lake levels
Main body vs cove location
Dock eligibility and placement
Distance and access to the water
And one of the most overlooked issues, who actually owns the land below the waterline

I put together a simple breakdown of what really drives waterfront value on Lake Travis.

If you’re buying or selling, this will help you avoid some expensive assumptions.

What Makes One Waterfront Property More Valuable Than Another on Lake Travis? When buyers begin searching for waterfront homes on Lake Travis, one of the first surprises is this: not all “waterfront” properties are created equal.
