If you are house hunting in Pflugerville right now, here are five things I tell every buyer before we ever step foot in a home.
One. Get pre-approved before you fall in love with a house. Not pre-qualified — pre-approved. There is a real difference, and in this market, sellers will not take you seriously without it. I can connect you with lenders I trust if you do not have one yet.
Two. Know the difference between Pflugerville ISD and Round Rock ISD before you start touring. Pflugerville has homes zoned to both, depending on which side of the line you are on. If schools matter to you, this is one of the first things to check on every listing — not the last.
Three. Drive the neighborhood at three different times. Morning rush. School pickup. Evening. A street that feels quiet on a Saturday afternoon can be a totally different story Monday at 7:45 AM.
Four. Budget for the stuff that does not show up on Zillow. Property taxes in Travis County are no joke. HOA dues vary wildly between Pflugerville neighborhoods — Blackhawk, Falcon Pointe, Highland Park all have different fee structures. Factor it in before you set your max price.
Five. Do not skip the inspection. Even on new builds. Especially on new builds. I have seen brand new homes with foundation issues, missing insulation, and HVAC installed wrong. An inspection is the cheapest insurance you will buy in the entire process.
Buying a home in Pflugerville is one of the best decisions a lot of my clients have ever made. But the buyers who do it well are the ones who go in informed.
