🪻 May Austin real estate market statistics for single-family homes broken down by zip code, brought to us by Heritage Title.

🏡 Month over month, May sales were up compared to April (776 vs. 687) in the zip codes presented.

🏘️ The highest number of average days to sell among the zip codes listed was 107 days in 78730, the Lake Austin area.

📉 The lowest average days to sell was 12 days in 78733, the Westlake/Lake Austin area.

⬆️ Active listings were up in May compared to the previous month (3,034 vs. 2,853).

⬇️ New listings were down slightly in May (1,201 vs. 1,345 in April).

💰 Most zip codes continued to see strong spring activity. The zip code with the most sales (61) was once again 78738, the Lakeway/Bee Cave area, continuing its streak as the leader in closed sales.

🤔 My thoughts?
Even though fewer new listings came to market in May, sales increased and inventory continued to build. Buyers are clearly active, but they're also benefiting from a lot of choices. The result is a market in no rush, with well-priced homes still finding buyers while inventory continues to accumulate across much of the Austin area.
