I'm back to tracking our weekly numbers from REcolorado.com and the Denver metro 7 county region and here they are for the last WEEK/7 Days along with a few notes and observations!

💥 NEW LISTINGS: 1450
This number is very similar to last week's number and I would expect this to continue rising little by little. As much as we would LOVE to see a huge INCREASE in this number for inventory purposes, I don't project it to increase substantially and will most likely be on a more steady incline.

💥CANCELLED LISTINGS: 342
This includes withdraws AND expired listings and I will be curious to see how this number rises throughout the spring/summer as we KNOW that pricing is a huge component of getting a home SOLD in today's market.

💥CLOSED: 989
Very similar number to last week as well and as to be expected. Our typical transaction length from under contract to close is around 30-32 days.

💥PENDING: 1684
This is the number of contracts that were accept between buyers and sellers resulting in a new UNDER CONTRACT status for a listing. This number has typically been very similar to the number of ACTIVE new listings however with it being higher than the number of ACTIVES it shows us two things; inventory has been sitting a little longer and starting to move and that we STILL need a flood of homes to hit the market to balance things out!

💥BACK ON THE MARKET: 258
This will be a very interesting number to observe as with the volatility of rates, we have seen many buyers lose the ability to afford homes hence termination notices due to loan eligibility. We have also seen buyers become a little more "knit picking" on their inspection objections and thus some silly terminations (IMHO) over minor and or insignificant inspection items.

💥PRICE CHANGE: 1297
Knowing that pricing is the name of the game, this is a significant number of sellers who had to make a price adjustment this past week who were NOT hitting the market. It would be interesting to somehow drill down on what percentage of these sellers made the price adjustment and potentially went under contract within the week. Not sure how we would be able to see this percentage however the other percentage I CAN tell you is that of these price adjustments 87% of them were a DROP in price. Often times you will see price adjustments go UP more in the new construction and builder world as their base prices go up based on demand.

💥COMING SOON: 203
I would say that this number is hard to really gauge any real data from as a smaller population of listing agents actually use the COMING SOON option in the MLS. I do find it helpful to pull data from when I am pricing listings, or if I have a buyer looking for something super selective that I can lurk this section.
