These bidding wars are getting Crazy!!

It's tempting to feel like you have to do ANYTHING just to win a home out here in these streets...and while you just may have to give up a lot, there are so many things you DON'T ever want to do:

❎️ INSPECTION: Your inspection is needed to know what's right and wrong with the house, the age of the appliances, and will you have a decent roof for some years to come. You give this up and you're looking at possibly a costly first few years in your home.

❎️ LEASE BACK: Sellers are winning in this market, but they'll try to sell you the home then allow them to stay until they find a home. Uh, NO. Should anything happen to that home from having that seller as a tenant will be on YOU. So if they "accidentally" start a fire or ruin any part of the home, you're responsible while they just got a big check.

❎️ GIVING UP ALL CONTINGENCIES: While this is tempting, this is also desperate and yes this market is aggressive as ever, but if that appraisal comes in lower and you've opted to pay the Gap, you just may lose EQUITY because now you're paying more than the home is worth 🤷🏾‍♀️

❎️ GIVE UP ALL YOUR MONEY: This is an absolute NO NO. Never deplete everything just to buy a home. This is also desperate and you don't want to become a homeowner and can't pay your mortgage once you move in.

Stay roughly 10-15k below your Max budget/approval when homebuying. This gives you optimum bidding advantage!
