For five years, federal hardship programs absorbed a lot of financial hardship that would otherwise have ended in below-market home sales.
Those supports have wound down.
FHA's pandemic-era loss mitigation tools expired September 30, 2025.
Georgia's Homeowner Assistance Fund closed to new applications March 31, 2026.
The path from "I can't pay" to "I have to sell" is shorter than it was.
When a household can't stay, the closing that results isn't priced to maximize.
It's priced to exit.
Foreclosures, short sales, pre-foreclosure transactions, divorce sales, estate sales — any arm's-length closing recorded below market value enters the same data set buyers and appraisers reference.
How much weight those sales carry depends on what else is in your zip's comp pool. Thinner pools, more weight.
