🚨 Zillow’s Suggested Offers Are Hurting Sellers—and Opening the Door to Legal Trouble

I just had this conversation with my sellers last week: Zillow’s “suggested offer” feature isn’t just flawed—it’s dangerous.

One day, the offer dropped $30K. A few days later—after we took the listing off the market to paint—it jumped back up. That’s not sound data. That’s algorithmic guesswork with real financial consequences.

Yet Zillow is positioning itself as an authority—just like they did with Zestimates, hiding behind a “75% accuracy” disclaimer while influencing public perception and seller equity.

⚠️ But here’s the bigger issue: Why isn’t this “suggested offer” showing on every listing? The selective use of this feature could potentially raise questions of discrimination and bias—serious legal territory. Realtors are bound by ethics to treat everyone fairly. Shouldn’t Zillow be held to the same standard?

Instead of fighting against real estate agents, Zillow could—and should—be working with us. They’ve built an empire using our listings, yet now they suggest lowball offers that hurt our clients’ value. All of this feels like retaliation for the Clear Cooperation policy shift.

💡 Zillow’s power is in its data. They should monetize it ethically—like giving agents access to buyers who have saved or revisited their listings. That’s the kind of insight that closes deals, not algorithms that sabotage them.

📣 It’s time for our industry to demand transparency, fairness, and accountability from platforms that want to act like brokerages without broker-level responsibility.

Another WIN in the Books! But let me tell you how it almost didn’t happen...

In a market where people are frozen by fear, negativity, and headlines — my clients are out here collecting keys, equity, and checks at the closing table.

This incredible couple — first-time homebuyers— didn’t want a cookie-cutter flip. They had vision.
Taste. Standards. They walked through renovated homes with lipstick on them and learned how to spot a bad flip from a good one.

We were under contract multiple times:
❌One home snatched by another buyer
❌Another in a flood zone with outrageous flood insurance
