In our latest MODIV Mindset conversations with short-term rental users, we learned that 54% of the top spending STR guests take an average of 6 short solo trips per year to simply “explore a new city”. We also learned that 74% of these solo travelers most frequently find the units they book because of a referral from a trusted friend.

Last week at the VRMA International Conference in Orlando, we spent some time with owners and managers of short-term rentals discussing what this could mean to them. We explored how a formal approach to referrals by solo explorers might capture more of these lucrative types of guests, while also helping to lay the foundation for a more loyal guest base.

The MODIV team is at VRMA in Orlando talking about MOVING PAST THE FAMILY VACATION. We recently found that 47% of short-term rental guests routinely use an STR for business-related travel and that 72% shop short-term rentals before hotels when traveling for a sporting or cultural event.

Agree or disagree: as traditionally hotel-owned stays turn to short-term rentals for “better experiences and options,” having a pulse on guest expectations and hotel-style demands will be key to successfully capturing this type of business.
